EICR Testing UK - Fire Alarm & Emergency Lighting - NICEIC Approved

    EICR

What Happens if You Fail an EICR?

An EICR is not technically a 'pass or fail' test — it is a condition report. However, the coding system used in the report indicates whether immediate action is required. Understanding what each code means and what you are required to do is essential for landlords, commercial property managers, and homeowners.

C1: Danger Present — Immediate Action Required

A C1 code means there is an immediate danger and the supply to the affected circuit or equipment should be isolated immediately. Examples include exposed live conductors, missing protective conductors, or a consumer unit in a seriously dangerous condition. The engineer may disconnect the supply before leaving the premises. Remedial works to resolve C1 items must be completed as a matter of urgency — for landlords, within 28 days (or sooner if specified).

C2: Potentially Dangerous — Urgent Action Required

A C2 code means that while there is no immediate danger at the time of the inspection, the defect could become dangerous. Examples include degraded insulation, overloaded circuits, or protective devices that are not correctly rated. C2 items make the EICR Unsatisfactory and must be rectified. For landlords, remedial works must be completed within 28 days of the EICR.

    C3: Improvement Recommended

A C3 code is a recommendation — it does not make the EICR Unsatisfactory. C3 items are things that could be improved but are not currently dangerous. Examples include older wiring methods that do not meet current standards but are still safe, or the absence of RCD protection where it is now recommended. C3 items do not require immediate action, but addressing them improves safety.

    FI: Further Investigation Required

An FI code means the engineer was unable to fully assess something during the inspection and further investigation is needed. This might occur when access to wiring is restricted, or when a fault cannot be confirmed without additional testing. FI items need to be investigated and resolved before the report can be considered complete.

What Must You Do After an Unsatisfactory EICR?

For private landlords, remedial works must be completed within 28 days (or sooner if the report specifies). The remedial works must be carried out by a qualified electrician who will issue a completion certificate or Minor Electrical Installation Works Certificate. A copy of this certificate must be provided to all tenants and the local housing authority. Failure to complete works within the required timeframe can result in fines of up to £30,000.
