How Long Does an EICR Last?
The validity period of an EICR depends on the type of property and how it is used. For private rental properties, the law sets a clear maximum of five years. For other property types, the EICR itself specifies when the next inspection should be due — and this is based on the condition of the installation found during the inspection.
Rental Properties: Maximum Five Years
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have a valid EICR in place at all times. EICRs for rental properties are valid for a maximum of five years — or until the date recommended in the report if that is sooner. A new EICR must be obtained before the previous one expires.
Commercial Properties: Five Years Recommended
For commercial premises, BS 7671 recommends an inspection and test every five years for general commercial installations, or more frequently for higher-risk environments. Industrial premises, swimming pools, and agricultural installations typically require more frequent inspection — sometimes every year or every three years.
Owner-Occupied Homes: Every Ten Years
For owner-occupied residential properties, there is no legal requirement for an EICR, but BS 7671 recommends inspection every ten years or on change of occupancy. Many mortgage lenders and insurers now ask for an EICR, particularly for older properties.
What If the EICR Recommends a Sooner Date?
The EICR specifies the date by which the next inspection should be carried out. If the engineer finds an installation in poor condition, they may recommend the next inspection in one or two years rather than the standard five. This recommendation must be followed — the clock starts from the date of the current inspection.
Does an EICR Expire Immediately If Faults Are Found?
If the EICR is issued as Unsatisfactory (because C1 or C2 codes were found), it is not actually a valid compliance certificate. Landlords must carry out remedial works and have a completion certificate issued. Only once remedial works are confirmed as complete is the installation considered safe and compliant.
